      <image:title>Projects - Box Hill Renovation</image:title>
      <image:caption>Artist Samantha Walker and her husband Shane Dinnan came to Tse:Wallace having recently purchased a classic home designed in 1970 be architect Maurice Patience. Although they could see the potential that existed in this well designed home, they needed help to breathe new life into it.  Previous experience in renovating informed Sam and Shane that it was necessary to engage an architect who shared their overall vision to help them realise their dream home. From the first meeting it was clear that they had found the right people for their project. This year-long renovation project involved gutting the whole house, removing and repositioning some internal walls, providing a new kitchen, bathrooms and utility spaces, new heating, doors and windows and lighting. The outdoor spaces were also redesigned and the adjacent property was purchased and subdivided to provide additional outdoor living space. Apart from the landscaping all the renovation work was completed within the envelope of the existing building, this required some strategic planning as the spaces were not very big. The trick with the main living spaces was to give a sense of openness while maintaining the integrity of the individual areas, this was achieved successfully by opening up the walls between the spaces and continuing the flooring through each space but keeping each space discrete under the dramatic pyramidal ceilings. Also introducing light through large skylights in the links between these ceiling forms. The intention was to provide a modern, practical living space without compromising the interesting and historical aspects of the existing building. The house seemed to be an ideal match for this family, complete with a stained glass feature window designed by artist Beverley Shore Bennett. Samantha took her ques from the work to guide her colour selections throughout the house including the furniture. For Tse:Wallace it is very satisfying to be involved in a project that restores and adds value to an existing building that already has inherent architectural integrity and to see the owners natural lifestyle patterns and personality enhanced by the result.</image:caption>

      <image:title>Projects - Korokoro House</image:title>
      <image:caption>Featured on Houzz This new house located adjacent to a conservation area of well established native bush, endeavours to make the most of its dramatic siting. It is organised around two central axis, one to the Korokoro Gorge and the other to the Cook Straits. The house forms an L-shape tucked around the corner of a steeply sloping section. This simple shape enabled two distinct areas, the private bedroom wing oriented to the Gorge and the more public living wing oriented to the spectacular views out to the Wellington harbour and Cook Straits. The owners Sri Lankan heritage added a layer of cultural richness and informed much of the material selection. Influenced by the renowned Sri Lankan Architect Geoffrey Bawa, elements such as courtyards, timber beams typical of this architects work were integrated into the house scheme but combined in a contemporary way. The appeal of courtyard spaces also enabled Tse: Wallace to provide several alternative outdoor spaces that would offer shelter in the varying dynamic wellington wind conditions! Designed with environmentally sensitive materials including bamboo flooring and cabinetry throughout the interior, the exterior is clad with stained cedar weatherboards to compliment the bush setting. It is orientated to maximise solar gain and minimise heat loss through insulation and careful placement of doors and windows, making the house very comfortable, quiet with a sense of harmony with its surroundings.</image:caption>

      <image:title>Projects - Mt Victoria Renovation</image:title>
      <image:caption>When Tse:Wallace first visited this 1890's cottage in Mt Victoria they were charmed by its character and tiny footprint (3.5m wide) although it was clearly in need of rejuvenation. The client's original brief was to review the back portion of the lower floor to include a new kitchen, laundry, dining room and study within a small area. Our design approach was to place the kitchen and laundry units along one side of the space, allowing maximum utility while enabling the full width of the end wall to be opened up to a rear courtyard. New skylights lighten up the interior and give a greater sense of space. After the completion of this first stage we were engaged to review other spaces in the house together with a new owner. With a strong sense of design, the new owner engaged Tse:Wallace to continue the style of the renovations throughout. A large Tasmanian oak full height sliding door replaced a section of wall to allow the living room to connect with the rear of the house. A custom bench seat in the existing bay window and bedroom joinery have been designed to provide elegant storage solutions and maximise the feeling of space. The key to the success of this project was making the most of the height to provide a gallery style feeling of openness and light. See published article.</image:caption>

      <image:title>Projects - Eastbourne Beachfront House</image:title>
      <image:caption>Click to see our sun study. This new home for a large family on a site adjoining the beachfront in Eastbourne is currently in its developed design stage. Embracing the rare chance in Wellington to work with a flat site right next to the beach, Tse:Wallace welcomed the opportunity to exercise their planning abilities to really maximise the potential of the site within the local town planning restrictions. A comprehensive brief was provided by the owner that together with detailed sun study's and awareness of the a great sea view informed the overall layout for the building, which also included a small pavilion guest house. The architects' dream project was also complimented by the owners eye for detail and desire for a high quality level of finish. Tse:Wallace combined rich texture of materials with a clearly modern approach to construction detail. The aim of this project, reflected in the layout of the spaces and selection of materials, is to encapsulate the casual nature of life by the beach together with an enduring sense of quality and refinement.  </image:caption>

      <image:title>Projects - Days Bay Hill House</image:title>

This house was designed for the owners of a section in the Eastbourne hills, who wanted their house to support their love for the land, climate and relaxed lifestyle. Passionate in the area of climate science, it was appropriate that their house embody an appreciation for the local weather and site conditions and sustainable building principles from the micro to macro scale. Tse:Wallace began the project with a thorough analysis of the weather and sun patterns of the site. One aspect of this study was generating 3D animated sun study's at different times of the year. This would ensure that the spaces were positioned on the site to maximise sun where it was required. These studies and an appreciation for the spectacular views and wind direction informed the overall layout of the house. Together with the challenge of navigating a steep site that required the living level to be considerably higher than the level at the road. The Tse:Wallace solution was to conceive the project as two separate pavilions connected with a partially buried link. The roof forms provide the project with its dynamic identity and also function to achieve maximum solar gain through mounted solar roof panels. Collection of rain water, incorporation of landscaping and vegetable gardens as well as the deliberate preservation of native bush around the site are further methods used to create a sustainable project.</image:caption>

      <image:title>Projects - Tinakori Road Extension</image:title>
      <image:caption>The brief to provide an extension to this Historic Italianate Villa in Tinakori Road was an exciting challenge for Tse: Wallace. The owners required a distinct living wing designed for the 3rd generation of their family, with maximum private outdoor living area for the family. Tse: Wallace resolved the issues presented by a tightly contained inner city site by designing a new pavilion organized along the southern boundary that would replace two derelict sheds. The pavilion would be semi buried into the landscape to reduce the impact on the neighbouring property and allow easy flow from existing house and to the garden. Although small in footprint, high ceilings were provided to give a sense of spaciousness and large sliding doors giving generous connection to the exterior terrace. The style of the extension is classically modern to compliment the existing Villa and is bought to life by the planting design completed by Hedge Garden Design and Nursery. Along with a fantastic quality build by Overton Associates builders and the great sense of style bought by the owners, the overall result is one of timeless elegance.
